Investor Update: 6/21/18
Dear Investor(s):
We hope everyone is doing well and enjoying their summer so far. Since closing on the property on March 23, 2018, we have been making good progress in planning and permitting. The following updates have been posted for you.
- The project's rezoning and binding site plan were adopted on Monday, June 20, 2018 by the Rockledge City Council.
- Following several community meetings with the neighbors Condev agreed to reduce the lot count to 28 from the original 29. In return, however, we converted a portion of the 50 foot wide lots to 65 feet wide so they will now yield a higher lot price. A revised proforma is being generated to show the increased lot price once the development costs have been completed. In short, the revised lot count vs. higher lot price offset each other.

- Final engineering is now in process and, based on the engineer’s estimated timeline for plan completion and permitting, the project is still on schedule.
- Now that the site plan has been approved Condev will begin discussions with prospective buyers for the developed lots. No lot price commitments will be made until we have all costs associated with the engineering and development.
- According to local realtors and reports, the Rockledge market continues to show great new home sale activity.
